Position Summary: 

The Leasing Associate is primarily responsible for professionally leasing rental apartments to maximize income and achieve property occupancy goals. The Leasing Associate will ensure that the leasing sales process is followed correctly and ensure resident satisfaction at all times. This position is a diverse role which combines sales, customer service and marketing to lease apartment homes and build excellent relationships with guests and residents. The ideal associate will be proactive in anticipating and exceeding expectations in all areas of the leasing and marketing role.

 

DUTIES & RESPONSIBILITIES:

 

Leasing/Marketing/Administrative: 

  •  Marketing of property to increase awareness. Weekly marketing (distribute flyers, goodies, etc.) to be conducted off site to preferred employers and other businesses as assigned. 
  • Daily marketing to include social media, Craigslist, and other internet sites. Update competitive market survey on a monthly basis. 
  •  Assist in developing and implementing effect marketing strategies to increase property traffic and internet leads. 
  •  Answer phone calls and greet prospects in a manner that is upbeat and engaging with constant effort to continually “sell” the property, products and services. 
  • Convert phone calls to tours, property tours to leases and internet leads to tours and leases. 
  •  Ensure guest cards are complete and entered into the property management software. All guest cards should be reviewed and follow up completed consistently with all active prospects.  
  • Assist in planning resident functions. Attend functions and participate as host for any functions as directed by the Property Manager. 
  •  Responsible for placing, removing/updating banners, balloons, bandit signs, flags, etc. on a daily basis. • Process rental applications within 24 hours of receipt. Includes verifying employment, rental references and entering data into 3rd party verification system. 
  •  Perform special projects or other assignments as required by management. 
  •  Ensure all administrative paperwork is accurate, complete and submitted on a timely basis. This includes maintaining up to date lease files, vendor files, invoice files, etc. 
  •  Provide general support to visitors and guests by answering the door and greeting customers.

 

Qualifications:

Previous Experience in Leasing

Proficiency in Micro Soft Suite, Outlook, Teams, Excel, Adobe. Knowledge in AppFolio is a plus.

Excellent communication skills and interpersonal skills

Detail oriented and highly organized

Strong customer service skills

Skilled in time management and the ability to prioritize tasks.

Excellent critical thinking and problem solving

Solid understanding of housing laws

Must possess a strong work ethic.

Maintain a professional appearance and conduct at all times.
