About the Community
KCPMI manages established, gated apartment communities where residents expect a safe, well-run, and well-maintained place to live. Our Property Managers are the on-site leader for the entire community — accountable for occupancy, budget performance, staff, and resident experience. This is a hands-on operational role for someone who can lead a team, manage a P&L, and still walk the property and know it inside and out.
Position Summary
The Property Manager is responsible for the overall performance of the community — financial, operational, and physical. This includes managing the on-site team (leasing agents, maintenance staff), overseeing budgets and owner reporting, driving occupancy and retention, ensuring the property is safe and well-maintained, and serving as the primary point of accountability for resident satisfaction and issue resolution. This role requires someone equally comfortable reviewing a delinquency report, walking a vacant unit, and coaching a leasing agent through a tough conversation.
Key Responsibilities
Financial & Operational Management
- Own the property's budget: prepare, monitor, and report against it monthly
- Control operating expenses, review and approve invoices within authority limits
- Oversee rent collection, delinquency management, and eviction processes when necessary
- Prepare regular owner/ownership reporting on occupancy, financials, and property condition
- Maintain accurate records in AppFolio (or designated PM software), including leases, financials, and maintenance logs
- Analyze market conditions and competitor pricing to inform rent strategy and renewal terms
Team Leadership
- Hire, train, schedule, and supervise on-site leasing and maintenance staff
- Set clear performance expectations and conduct regular coaching and reviews
- Foster a customer-service-first culture among the team
- Step in on leasing, resident relations, or maintenance issues as needed to support the team
Occupancy & Resident Experience
- Drive leasing performance to meet or exceed budgeted occupancy targets
- Oversee renewal strategy and retention programs to minimize turnover
- Serve as the escalation point for resident concerns and complaints, resolving issues fairly and professionally
- Plan and support resident engagement events and community-building initiatives
- Monitor online reviews and reputation, respond professionally, and address root causes of recurring complaints
Property Condition & Compliance
- Conduct regular property inspections (common areas, vacant units, curb appeal, gate/security systems) and direct corrective action
- Oversee capital projects, unit turns, and preventive maintenance schedules
- Manage vendor and contractor relationships: bidding, scheduling, quality control, and invoice approval
- Ensure full compliance with Fair Housing law, landlord-tenant law, and all applicable state/federal/local regulations
- Maintain emergency preparedness plans and ensure staff are trained on safety protocols
Qualifications
- Bilingual English and Spanish is preferred
- 3+ years of property management experience, ideally in multifamily/apartment communities; gated community experience a plus
- Prior supervisory/team leadership experience required
- Strong working knowledge of budgets, P&L management, and financial reporting
- Proficiency with property management software (AppFolio experience strongly preferred)
- Solid understanding of Fair Housing and landlord-tenant law
- CAM (Certified Apartment Manager) or CPM (Certified Property Manager) credential a plus, not required
- Excellent communication skills across residents, staff, vendors, and ownership
- Calm, decisive problem-solver who can handle competing priorities and occasional emergencies
- Valid driver's license
