KCPMI manages well-established, gated apartment communities designed for residents who want a comfortable, secure, and well-maintained place to call home. Our Leasing Agents are the first point of contact for prospective residents and a continuing resource for the people who already live with us — they set the tone for the resident experience from the first phone call through move-in and beyond.

Position Summary

The Leasing Agent is responsible for driving occupancy and resident satisfaction by guiding prospective renters through the leasing process, maintaining strong relationships with current residents, and supporting the overall marketing and administrative operations of the community. This role blends sales, customer service, and administrative accuracy, and requires someone who can represent the community professionally both in person and online.

Key Responsibilities

Leasing & Sales

  • Respond promptly to phone, email, and online inquiries from prospective residents
  • Conduct engaging, informative tours of available units and community amenities
  • Clearly explain lease terms, pricing, availability, and community/pet policies
  • Process rental applications, run screenings, and prepare lease paperwork in accordance with company and Fair Housing standards
  • Follow up with prospects who haven't yet leased to convert interest into signed leases
  • Maintain accurate, up-to-date knowledge of unit availability, floor plans, and pricing

Resident Relations

  • Serve as a friendly, responsive point of contact for current residents
  • Assist with renewal conversations and retention efforts to minimize turnover
  • Coordinate with maintenance staff on service requests and unit turn timelines
  • Help plan and support resident events and community engagement initiatives
  • Address resident concerns professionally, escalating as needed to the Property Manager

Administration

  • Maintain accurate records in AppFolio (or designated property management software), including guest cards, applications, and lease files
  • Assist with move-in/move-out inspections and documentation
  • Ensure model units, tour paths, and common areas present well at all times
  • Maintain compliance with Fair Housing laws and all applicable state/federal regulations

Qualifications

  • High school diploma required; Associate's degree in business, real estate, or related field a plus
  • 1+ year of leasing, sales, hospitality, or customer service experience preferred
  • Familiarity with property management software (AppFolio experience a plus)
  • Strong verbal and written communication skills
  • Comfortable with basic sales metrics and goal-driven work
  • Detail-oriented, organized, and able to manage multiple priorities at once
  • Friendly, professional demeanor with residents and prospects alike
  • Availability to work some weekends, as leasing activity is often highest then
  • Valid driver's license, as some tasks may require moving between community areas or properties
