JOB SUMMARY

The Maintenance Lead is primarily responsible for maintaining multiple properties, including but not limited to, Multifamily, Single Family, Townhomes and Commercial (Office, Industrial, Retail). This will include supervision/coordination of in-house staff and outside vendors. This position may be responsible for evaluating problematic systems or facilities and determining what installation or repair services need to be performed. This position is also responsible for general maintenance-related duties and requires a strong background in HVAC and plumbing.

 

JOB DESCRIPTION

 Manages schedules for service/maintenance employees

 Vacant unit preparation – painting, repairs/replacements, final walk-through

 Ensure work orders are completed in a timely manner

Responds to the intake of all work orders in a professional and timely manner

 Reviews scope of work that needs to be completed and assigned requests to the appropriate party

 Addresses emergency work orders after hours, evening and weekends, as necessary

 Manages maintenance and repair expenses in an efficient and cost-effective manger

 Adheres to all company policies and federal regulations

 Maintenance/upkeep of common areas, building exteriors, unit interiors, and groups

 Comply with safety regulations and maintain clean and orderly work areas.

 Report and document property damage, resident incidents, and liability issues.

 Always represent the company in a professional manner with your actions and dialogue with tenants, prospects, staff, vendors and other customers.

 Demonstrate ability to understand the need to operate in a manner that is in owner’s best interest in accordance with the Company's Policies & Procedures Manual.

 Other duties as required.

 

QUALIFICATIONS:

·         Requires previous experience in maintenance and some construction knowledge.

·         Possess solid negotiating skills and ability to multitask

·         Be self-motivated to complete assigned tasks with little to no supervision.

·         Associate should be clean and professional in appearance when reporting to work.

·         3+ years of required experience in HVAC and hold EPA certification.

·         3+ years of required experience at Commercial or Multi-Unit Residential Property.

·         Demonstrates ability to resolve conflict in a calm and professional manger.

·         Must have a valid driver’s license and insurance.
